pde wins residential project in Münster
Partners pde Germany and Oevermann won their general contractor bid for construction site C of Münster’s new residential project, “York Münster”. pde is taking on the general planning, while Oevermann is responsible for execution. The shoulder-to-shoulder approach that enabled the the partnership to prevail in the tendering process will remain an integral part of the team’s approach during the project.
Over the next few years, the site of the former York military barracks in Münster will be transformed into 450 publicly subsidised homes. The general contractor role for construction site C10, comprising four buildings, was tendered in a three-stage process. pde and Oevermann worked together to create a convincing joint bid, which won the partners the contract. During work phase 2, pde’s design, M&E planning and fire protection departments handled design and renderings for the tender, while Oevermann handled the structural calculations and cost estimation. The client, Wohn- und Stadtbau GmbH Münster, announced the results of the year-long tender process on 25 August 2020. The participants from the two PORR subsidiaries were delighted to celebrate the new order.
Complex design requirements
Fabian Kirchner, pde Deutschland’s head of Design, talkeds about the challenging elements of the tender phase: “We had to meet all the specifications in the design guidelines (urban development structure, material volumes, etc.), at the same time as achieving the minimum requirements for the residential space, while taking the state’s social housing provisions into account… to name just a few of the challenges that we successfully mastered during the design phase.”
Münster’s architecture is characterised by a traditional brick construction style. In order to remain faithful to the local architecture, the new design incorporates a partial suspended façade with facing brickwork. As well as giving the façade a striking aesthetic effect, this design contributes to an optimal building envelope and sustainable, low-maintenance architecture. The sustainable construction methods must comply with the legal requirements of Germany’s low energy regulations and the KfW 55 standard for building technology.
Planning in the BIM model began in September 2020 and will continue until November 2021. Work on the construction site will begin in June 2021, with handover to the client scheduled for February 2023.
